This is one of the many societies constructed by Shrishti group in Bhandup West area.
Facilities in this society:
1) full size french windows in rooms.
2) balconies.
3) 54 No. (18 floors * 3 flats) 1 - BHK's and 54 No (18 * 3) 2 -Bhk flats (total 108 flats).
4) Gym facility (Charges for rent payers : Rs. 400 Per month per person.)
Various charges levied by the society:
1) In case someone taking a flat on rent Rs. 4000/- is charged (extorted) by the society as charges for bringing your belongings to the society.
2) Only Ganpati festival is celebrated by the society. for the rest of the festivals (if celebrated in the society) at least Rs. 300/- per family is charged as contribution.
condition of building:
1) Connecting road to LBS road is pathetic and become worst like hell in case you visit without vehicle.
2) the flats had good size windows but the views can be questionable.
3) Many of the flats had problem of Rodents, cockroaches, termites in wood and ants. don't take this point lightly, in case you began to live here, it will be difficult for you to put any eatable outside the fridge.
Income of society:
1) society charges Rs. 4000/- per tenant while entering the complex.
2) Society changes Rs. 5000/- per house maintenance charges per 1-BHK flat and 6000/- per house for 2 BHK flat per month.
3) for every house owner that had lent out his property or not living in it for any reason, over and above maintenance charges, Rs. 1500/- per month are charged as no occupancy charges.
if we take least of all the charges society earns at least 650,000/- per month.
Condition of Water facility:
No matter what your dealer or landlord promises, from last 4 months the water is provided to residents in following slots:
1) 6 AM - 11 AM (5 hours)
2) 7 PM - 2 AM (8 hours)
i.e. around 13-14 hours a day.
Besides that as a so called reputed developer, society provides you English toilets in both bathrooms, and society forces you to use your water storage in buckets for all purposes. you can not force your landlord to provide you independent overhead tanks as this is not allowed by the society.
About Cable condition: There is only one authorized cable provider in the society as society does not allow individual members to use their own Dish connections (apparently it does insults the beauty of building.)
About broadband connections: the same cable operator's broadband connection is the only connection available as they don't for some reason want other companies like Hathway, Airtel to enter in the society.
Possible reason behind such mismanagement: After construction of the society, it's management had made a very brotherly view for it's permanent residents. So they are never enforced to pay their maintenance changes on time, leading to situation where many people owe years of maintenance charges dues with the society. this is the reason, that they are happy within the society despite the mismanaged facilities.
Suggested rent above which if you pay, you could be making fool of yourself:
1) 1 BHK -- 18,000 per month to 19,000 per month.
2) 2 BHK -- 23,000 per month to 25,000 per month.
above fares are suggested keeping in view the cries you will have to go through after coming to this society. otherwise dealers and landlords will like to pay you very good amount and you will curse yourself later to get agreed to the rents. Beside like many other societies, being a tenant society will refuse to listen to you.
